Information about the legal requirements when buying a property in Spain together with the types of things you need to do and of course be aware of.

Never be ‘bullied’ into purchasing a property in Spain. Always take your time and think carefully about your purchase. There are many properties for sale so never feel pressured into buying.

If you have decided to go ahead with a property purchase in Spain the first thing you should do is get a good reputable lawyer. Again try not to use the lawyers recommended by the estate agents as there advice may not be totally impartial.

Ensure that there are no outstanding debts on the property (do this again just before you sign at the Notary as debts can sometimes be hidden until this point). As the buyer YOU will inherit any debts so it is really important that you get your lawyer to do this.

Do not pay any amounts in ‘black money’ as not only is it illegal but you may find you have difficulties with tax issues when selling and in some cases, if the property is deemed way below valuation, you could be charged tax on the difference.
